Dubai’s Tokenised Real Estate Sees Global Investor Momentum Rise

Dubai’s Tokenised Real Estate Sees Global Investor Momentum Rise
  • PublishedJuly 18, 2025

In a ground-breaking shift toward digital transformation in property investment, Dubai’s real estate sector is witnessing unprecedented enthusiasm for tokenised property transactions. In just a single month, properties listed on the Prypco Mint platform MENA’s first real estate tokenisation marketplace  have seen over Dh9 million in deals. These transactions are being funded at record speeds, some in under three minutes, indicating a strong appetite for this innovative investment model.

Accelerated Funding and Multinational Investment Trends

Tokenisation has rapidly reshaped how people invest in real estate. Prypco Mint has facilitated fully funded properties in an average of three minutes, a pace rarely seen in traditional property markets. According to data shared by the platform, Indian, Emirati, Pakistani, Canadian, American, and British investors lead the rankings by total investment volume. This demonstrates a growing international trust in Dubai’s digitised property model.

More than 50 nationalities based in the UAE have already participated in tokenised investments. These figures highlight not only Dubai’s real estate appeal but also the increasing investor confidence in secure, blockchain-enabled property transactions.

The Technology Behind Real Estate Tokenisation

Real estate tokenisation converts property assets into digital tokens on a blockchain. Each token represents a fractional share of a physical property, allowing multiple investors to co-own a unit. This approach differs from crowdfunding by offering a more structured, secure, and transparent model, supported by blockchain technology.

Amira Sajwani, CEO of Prypco, explained the market’s response, noting that modern investors value transparency, lower entry barriers, and the flexibility of fractional ownership. She stated, “Investors today want flexibility, transparency, and the ability to participate in high-value property markets with lower entry barriers. We’re excited to see demand for tokenised properties growing every day.”

High-Demand Projects and Rapid Success

Some of Dubai’s most popular projects have already benefited from this model. Two recent examples include apartments in Sobha Creek Vistas Grande and Liv Residence in Dubai Marina. These units were fully funded in record time, showcasing the global investor interest in key areas of Dubai.

The Sobha Creek Vistas Grande apartment received Dh7,512 on average from 213 investors representing 38 nationalities. It was fully funded within just 10 minutes.

The Liv Residence unit in Dubai Marina attracted 258 investors from 47 nationalities, with an average contribution of Dh7,210. It was completely funded in only three minutes.

These quick funding turnarounds underscore the robust infrastructure supporting tokenisation, from real-time transaction capabilities to global accessibility through digital platforms.

Government Initiatives and Regulatory Support

In March, the Dubai Land Department (DLD), in collaboration with the Dubai Virtual Assets Regulatory Authority (VARA) and the Dubai Future Foundation (DFF), initiated the pilot phase of the Real Estate Tokenisation Project through SandBox Real Estate. This move signals a strategic push by Dubai to integrate digital assets into its regulated property ecosystem.

Tokenisation aligns with Dubai’s broader ambition to become a global hub for both real estate innovation and blockchain adoption. According to DLD forecasts, tokenised real estate in the emirate could reach a transaction volume of Dh60 billion by 2033, making up 7% of Dubai’s total property dealings.

Benefits of Tokenised Real Estate Investment

The tokenisation of property assets offers several advantages that are drawing investors:

Lower Entry Barriers: With fractional ownership, more people can enter the market by investing smaller amounts.

Increased Liquidity: Tokenised assets can be traded or resold more easily compared to traditional real estate.

Transparency: Blockchain ensures traceable, tamper-proof transaction records.

Efficiency: Smart contracts enable faster and automated transaction processes.

Global Participation: Investors from any country can participate, increasing diversity and capital inflow.

Rising Appeal in the UAE and Beyond

Dubai has historically attracted real estate investors for its luxury developments and strong legal framework. Tokenisation further enhances this appeal by integrating cutting-edge technology, making it a standout destination for digital-savvy investors.

Given the early success of platforms like Prypco Mint, more investors are expected to adopt this model. The model appeals especially to younger, tech-driven investors seeking diversified portfolios and those who prefer data-backed, secure transactions.

Industry-Wide Implications for the Real Estate Market

The emergence of tokenised real estate may redefine the roles of brokers, developers, and regulatory authorities. Traditional practices are being supplemented or replaced by automated systems. While this creates efficiency, it also necessitates a new understanding of digital compliance and investor education.

Developers now have access to a broader funding pool, and investors benefit from increased flexibility and risk diversification. However, the need for robust cybersecurity, strong legal backing, and continual platform monitoring is crucial to maintain confidence in the system.

Prypco Mint’s Role in Digital Real Estate Evolution

Prypco Mint stands at the forefront of this transformation in the Middle East. Its user-friendly platform, smart contract deployment, and compliance with Dubai’s regulations make it a reliable option for both first-time and seasoned investors.

With ongoing interest and increasing investment volumes, the platform is expected to expand its property listings and investor base further. Its early success could inspire other regional markets to adopt similar systems, cementing Dubai’s leadership in proptech innovation.

Strategic Forecast: A Market on the Rise

The projection of Dh60 billion in tokenised real estate transactions by 2033 is not only ambitious but plausible, given current momentum. As more properties become available for tokenised purchase and as awareness spreads, this digital investment model may become mainstream.

With regulatory support, public interest, and private innovation aligning, Dubai is positioned as a global hub for tokenised property investments, offering a scalable model for urban economies around the world.

Dubai Leads the Way in Real Estate Innovation

Dubai’s adoption of real estate tokenisation offers a compelling glimpse into the future of investment. By enabling fractional ownership through blockchain technology, the city is democratizing access to its lucrative property market.

This model is attracting a diverse global investor base, breaking down traditional entry barriers and setting new records in property funding speed.

Future Outlook: Innovation Meets Regulation With strong regulatory backing, platforms like Prypco Mint are setting new standards. Dubai’s proactive approach ensures a sustainable and investor-friendly ecosystem as the sector matures.
