  • PublishedMarch 16, 2025

Dubai is constructing an eco-friendly endowment mall in Al Khawaneej to financially support approximately 50 mosques lacking endowments. With an estimated construction cost of AED 40 million, the mall is expected to generate AED 8 million annually. Built to international green building standards, it features 29 shops, a medical center, restaurants, a fitness center, and prayer rooms, embodying Dubai’s commitment to sustainability and community welfare.

Dubai has long been at the forefront of innovative urban development, seamlessly blending modernity with tradition. In its latest endeavor, the city is constructing an eco-friendly endowment mall in the Al Khawaneej area, a project that exemplifies Dubai’s commitment to sustainability and community support. This initiative not only aims to provide financial backing to numerous mosques but also sets a benchmark for environmentally conscious infrastructure.

A Visionary Initiative

The Endowments and Minors’ Affairs Trust Foundation in Dubai (AWQAF Dubai) announced the development of this eco-friendly endowment mall as part of the ‘Mosques Endowment’ campaign. This campaign seeks to establish a charitable endowment dedicated to addressing the needs of mosques across the emirate. The mall, spanning a total area of 165,000 square feet, is strategically designed to serve both commercial and community purposes.

Financial Framework

The mall’s construction is estimated at AED 40 million, with projections indicating an annual revenue of AED 8 million upon completion. These funds are earmarked to support approximately 50 mosques in Dubai that currently lack dedicated endowments. This innovative financial model ensures that these religious institutions receive consistent funding for maintenance, operations, and community services, reducing their reliance on traditional donation streams.

Sustainable Design and Features

In alignment with global green building standards, the mall incorporates several eco-friendly elements:

Construction Materials: Utilization of sustainable and recycled materials to minimize environmental impact.
Energy Solutions: Integration of solar and renewable energy sources to power the facility, reducing dependency on non-renewable resources.
Water Management: Implementation of water-saving fixtures and recycling systems to promote efficient water use.
Indoor Environment: Design strategies to enhance indoor air quality and natural lighting, creating a healthier environment for occupants.
These features collectively aim to improve the mall’s environmental performance, reflecting Dubai’s broader sustainability goals.

Community-Centric Amenities

Beyond its commercial aspects, the mall is thoughtfully designed to serve the community:

Retail Spaces: Hosting 29 diverse shops to cater to various consumer needs.
Healthcare Facilities: A modern medical center providing essential health services to visitors and residents.
Dining Options: A variety of restaurants offering both local and international cuisines, fostering a communal dining experience.
Fitness Center: A state-of-the-art facility promoting health and wellness among community members.
Prayer Rooms: Dedicated spaces for men and women to fulfill their spiritual practices conveniently within the mall premises.
These amenities ensure that the mall serves as a holistic community hub, aligning with its mission to support both economic and social well-being.

Progress and Future Outlook

As of July 2024, the project had reached 17% completion, with ongoing efforts to adhere to the planned timelines. AWQAF Dubai’s leadership has been actively involved in overseeing the project’s development, emphasizing the importance of timely completion to commence the mall’s intended charitable functions. The foundation has also called upon government bodies, private sector entities, and individuals to contribute to the ‘Mosques Endowment’ campaign, highlighting the collective responsibility in supporting such innovative initiatives.

A Model for Future Developments

The eco-friendly endowment mall stands as a testament to Dubai’s ability to integrate sustainability with community development. By creating a self-sustaining financial model for mosque support, the project not only addresses immediate needs but also sets a precedent for future developments in the region. It showcases how urban infrastructure can be leveraged to serve broader societal goals, blending economic viability with social responsibility.

Dubai’s eco-friendly endowment mall is more than just a commercial establishment; it is a visionary project that encapsulates the emirate’s dedication to sustainability, innovation, and community welfare. By intertwining modern architectural practices with traditional values, Dubai continues to pave the way for future-ready urban development, ensuring that progress and heritage go hand in hand.
