The project is being executed through SandBox Real Estate, a platform dedicated to exploring and integrating blockchain technology into real estate transactions.

Marwan Ahmed Bin Ghalita, Director General of the DLD, has emphasized that this project is part of the broader Real Estate Innovation Initiative (REES), aimed at attracting tech firms and investment companies to Dubai.

The pilot phase, which began in early 2025, will assess market response, regulatory frameworks, and investor interest. Based on the results, DLD will refine the project before launching full-scale implementation.

 

 Challenges and Future Considerations

Despite its potential, real estate tokenization faces challenges that need to be addressed for successful adoption.

The first challenge is regulation. Since tokenized real estate is a new investment model, Dubai must establish clear laws to protect investors and ensure market stability. The Dubai Land Department and VARA are currently working on legal guidelines that define ownership rights, taxation policies, and compliance standards.

Another challenge is market awareness and education. Many investors are unfamiliar with blockchain-based real estate investment and may hesitate to participate. Authorities and developers must invest in educational programs, online platforms, and investor training to encourage widespread adoption.
